99SHEEP Apartments (Valid from: [June 15, 2026])

1. Scope of Application:

These General Terms and Conditions (GTC) apply to all contracts for the rental of apartments and rooms for accommodation, as well as to all related services, between 99SHEEP Apartments and the guest. The landlord operates accommodations in Austria under the brand "99SHEEP Apartments".

2. Booking and Conclusion of Contract:

Bookings can be made through the following channels: directly via our website www.99sheep.eu, by email, telephone, or in person, via third-party providers and booking platforms (e.g., Booking.com, Airbnb), and, where applicable, via automated booking systems. By making a booking, the guest submits a binding offer to conclude an accommodation contract. The contract is concluded upon confirmation by the landlord – either in writing or by implied action (e.g., providing the accommodation).

3. Payment Terms:

The total price is payable in advance or upon arrival, unless otherwise agreed. Payment can be made electronically (e.g., credit card, bank transfer, digital payment services) or in cash. Prices are in euros and include VAT and local taxes (e.g., tourist tax).

4. Cancellation Policy:

🔹 For arrivals between Thursday and Saturday: Free cancellation: up to 72 hours before arrival. Cancellation within 72 hours of arrival: 100% of the total price. No-show: 100% of the total price.

🔹 For arrivals between Sunday and Wednesday: Free cancellation: up to 24 hours before arrival. Cancellation within 24 hours of arrival: 100% of the total price. No-show: 100% of the total price.

🔹 Long-term stays: Free cancellation: up to 9 days before arrival. 8–5 days before arrival: 50% of the total price. Less than 5 days before arrival: 80% of the total price. No-show: 100% of the total price. ➡ The guest reserves the right to prove that no or lesser damages were incurred. ➡ We strongly recommend taking out travel cancellation insurance. ➡ Cancellations must be made in writing (by email).

5. Arrival & Departure:

Check-in: from 3:00 PM Check-out: until 11:00 AM

Earlier check-in or later check-out may be possible upon prior arrangement and subject to availability. Keys will be handed over in person or – if technically available – contactlessly via a digital access system or key safe.

6. Use of the Accommodation:

The accommodation may only be used by the specified and agreed-upon number of people. Subletting or transferring the accommodation to third parties is not permitted. The guest is obligated to treat the accommodation, furnishings, and shared areas with care. Any damage must be reported to the landlord immediately; the guest is liable for any damage caused by them.

7. Tenant's Liability for Damages:

The tenant is liable for all damages caused to the accommodation, furnishings, or shared areas during the rental period by them, their companions, or visitors – regardless of whether the damage was caused intentionally, negligently, or unintentionally. The tenant is obligated to report any damages to the landlord immediately. If the tenant fails to comply with this obligation, they are also liable for consequential damages. The landlord reserves the right to claim damages. The tenant has the right to prove that no damage or only minor damage occurred.

8. Pets & Smoking:

Pets are generally not allowed (except with the express consent of the landlord). Smoking is strictly prohibited in all accommodations. Violators may be charged a cleaning fee of up to €250.

9. Liability:

The landlord is only liable for damages caused by intentional or grossly negligent conduct. No liability is assumed for technical failures (e.g., internet, electricity) or force majeure. No liability is assumed for personal belongings and valuables. 10. Data Protection:

Personal data is processed in accordance with applicable data protection regulations. Further information can be found in the privacy policy on our website. For booking and guest management, systems such as Apaleo or Swoobu may be used in compliance with data protection regulations.

11. Jurisdiction and Applicable Law:

Austrian law applies exclusively. The place of jurisdiction is, to the extent legally permissible, the district of Bruck/Mürzzuschlag. The place of performance is the location of the booked accommodation.

12. Severability Clause:

Should individual provisions of these Terms and Conditions be invalid or unenforceable, the validity of the remaining provisions shall remain unaffected.
